New concrete shop floor coating recommendations
 
Building a new shop for the race cars, fab work, atv's, kids junk, truck and trailer, etc.

Would like some recommendations on what to do to the floor. Dallas, TX, so very hot and not too cold. Will not be heated or AC. Do not want epoxy.

I am thinking about a densifier sealer combo. Not looking for gloss. Just want to protect the concrete and make it easier to clean up.

Suggestions on what and what company to use?

Hi,

Just putting the finishing touches on a 40 x 60 shop........

After my doors arrive I will also be looking for a floor covering......

I got some input from my concrete contractor on sealers and I am also in information gathering mode.....

It will be a sealer type for sure, but I don't know what kind or brand yet??????

I am finishing up 30 x 60 shop and did some research on the coatings and went with U Coat it system. I know the OP didn't want epoxy however this is the direction I went. I talked with Armor Coat and their system was really pricey and they had poor follow through.

The key is in the preparation and keeping moisture from weeping up. When we poured the concrete, prior we put down moisture barrier between the ground and the base.

With a "fresh pour" you have a far better shot with success of adhesion. Make sure to wash the concrete with acid twice to get concrete to open up and get a tight bound.

Most "non-epoxy" finishes with not hold up to tires sitting on the finish for long periods as the tires will breakdown the finish and pull up the coating.

Just passing on what I learned.

For what this is worth, my U-Coat-it floor is two years old and tires will still leave brown stains that do not come up. Not just the tires on my drag car, daughters Sea Doo, and my DD's will leave tire marks as well.


I do like my floor but I am disappointed in some of the durability issues that have come up. Scratches VERY easy, and for some reason the wheels on my shop chairs mark the floor and it's a dog to clean up.

Sherman Williams has some good products. A concrete stain. Its a available in tints or just clear. It is solvent based. I rolled it on, it gets tacky very quickly. Gas, oil etc. doesn't effect it even after days. Tires won't pull it up. Makes cleaning up so much nicer. MY garage is 30' x 30'. New concrete floor just swept it clean before. MAchine floated floor that was very smooth.

Does dropping oil or gas stain it at all? Can you get this stuff at the big box stores? Thanks

Nothing seems to stain it. I have had oil on it for a few weeks when I spotted it. It just wipped up. You have to go to a Sherman Williams Store.

So we use a Zep floor care in our shop its an industry grade sealer and polish you get a gallon for less the 15 bucks at Depot good cotton mop and go to town looks nice two times a year wash it down and reseal where it need it and just use a mop and bucket like you see at big building or hospital It works well and cheep

Garage floor was done yesterday Looks fantastic and very good job I would highly recommend any one in the Dallas area to try these guys out.

Did two garages.
Used epoxy base.
First Garage was a new floor and did not need to sand it.
But thoroughly used the Acid and Water.
Made a mistake and started painting before the floor was perfectly dry.
Over time the one side that was apparently damp is pealing.
Eventully will need redone from scratch but fine after 10 years.
Other side that dried properly holding up just fine.

Second garage needed a thorough sanding because of grease.
Then the acid and water rince.
Waited a whole day for the floor to dry this time.
It came out looking much better having a smoother look.

Consider the sanding as it cleans up the imperfections.

I have always used a concrete stain.

It's inexpensive for a few gallons in either a light grey or a dark grey color.

The nice think is living here on the West Coast of Florida the hot car or truck tires will not lift the stain like they do with most paint products.

Every three or five years if it starts looking old I simply re stain it again.

One easy way to make it look new again after a few projects is to mop the floor with a mop and simply put some Dawn hand cleaner on the floor and it removes any grease or dirt and makes the floor look brand new again.

One other tip DO NOT ADD ANY SAND in with the stain trying to make it less slippery because the sane will wear off the floor in high traffic areas making your floor look stupid.

I have been doing a lot of research on this topic, I am very interested in this product...Is it the H&C color top solvent based solid color concrete sealer? How does it do resisting chipping, like from jack stands? How long have you had it down now? Did you have to clear over the stain?

im sure ken has finished his floor by now and hope it worked out good.as a concrete polisher I thought I would share my thoughts.preping floor with acid does not do much.grinding thru the cap is a must.not only does it smooth the floor,the coating will penetrate for a strong bond. also using densifiers before a coating will effect the bond. I offer grinding services for diy home owners.look for a concrete polisher in your area for prep, it will be worth it.

For your shop use the silver foiled bubble wrap insulation over the stone and before the rebar goes in. Keeps the floor cool/warm and is an excellent vapor barrier. Don't forget to add a thicker pad area if you will be adding a lift in the future. As for a surface finish, this is a pore sealer, 50/50 mineral spirits and polyurethane 1 months after the concrete cures(rinse and maybe some vinegar.. Unlike modern sealer that are acrylic and don't penetrate much.They are a top coating that wears and not solvent(brake cleaner) friendly. Being deep in the pores, the poly doesn't let oil seep in. You never have to re do it.
